BAL Assessment or Bushfire Assessment Report?

Bushfire documentation should match the proposal and approval pathway. A BAL assessment identifies a building’s potential exposure to bushfire attack, while broader assessment work considers the protection measures and planning requirements relevant to the development.

Information that helps identify the right assessment

  • Your property address or lot and DP details
  • Whether the proposal is a dwelling, addition, subdivision or another use
  • The intended development approval pathway
  • Site and building plans, including the proposed location
  • Any written request from Council or the certifier
  • Available bushfire advice and earlier assessment documents

Confirm the scope before ordering a report

Send the request you have received and the current plans so the assessment can be scoped to the project. Considering bushfire early can help designers respond to building siting, access, water and asset protection requirements. See the NSW RFS guidance on building on bush fire prone land for official background.

Questions about your project

Are the documents interchangeable?

Not automatically. The approval pathway and project requirements determine the appropriate documentation.

Can the building location affect the assessment?

Site layout and the relationship between the proposal and surrounding hazards are relevant to bushfire assessment. Seek advice before finalising design.

What should I ask a consultant?

Confirm the agreed report scope, relevant qualifications or certification requirements, required plans and expected process.
