Planning insights / Consent modifications

Can I Change an Existing Development Approval?

Design changes can affect an existing development consent. Before progressing a revised proposal, review the approved plans, conditions and extent of the changes to identify the appropriate planning pathway.

Documents to assemble

  • The development consent and all relevant conditions
  • The stamped or approved plans
  • A clear comparison of the approved and proposed development
  • Any earlier modification approvals
  • Relevant specialist reports and updated design documents
  • Correspondence from Council or the certifier

Check the pathway before acting on revised plans

A modification application may be available for suitable changes; other proposals may need a different pathway. The NSW Government’s determination guidance explains the role of consent conditions and applications to change an approval. A project-specific review is needed before determining the appropriate course.

Questions about your project

Can I change drawings without changing the approval?

Do not assume a drawing revision is sufficient. Check how the change relates to the consent and any other required approvals.

Is every change eligible for modification?

No. The available pathway depends on the original consent, proposed changes and applicable requirements.

Can you review a condition I do not understand?

Yes. Send the consent, relevant plans and your question so we can scope planning advice.
