Planning insights / Pre-purchase

What to Check Before Buying Rural Land

A rural property may suit your lifestyle while presenting planning constraints for the house, subdivision or business you have in mind. Investigate the intended use before treating an advertised opportunity as an established development right.

Your initial planning checklist

  • Define the dwelling, subdivision or rural business you intend to pursue
  • Confirm the property’s identity, zoning and applicable controls
  • Investigate dwelling feasibility and relevant approval history
  • Consider access, water, wastewater and other servicing questions
  • Identify bushfire and environmental investigations that may be needed
  • Arrange separate legal, title and survey advice where appropriate

Ask a specific question before committing

A useful enquiry is “Can this property support the development I want?” rather than “Is this a good block?” Send the site details, advertised claims, proposed use and decision deadline. We can scope planning due diligence, identify information gaps and explain which conclusions require further investigation.

Questions about your project

Can marketing material establish dwelling entitlement?

Marketing descriptions should be checked against the relevant controls and records rather than relied on as the planning assessment.

Can everything be resolved through a desktop review?

Some matters require further records, site inspection or specialist advice. The agreed scope should explain those limits.

Should I wait until after purchase?

Early investigation can help identify constraints before the purchase decision. Availability and scope need to be confirmed against your deadline.
